Infraestructura! Glamorous! Sexy!

We have a lot of infrastructure work going on at Las Catalinas right now.  OK, maybe not glamorous or sexy, but important!

We are paving the road from Potrero to Las Catalinas.  Yes!  Most of the heavy work to improve this road was done over a year ago, but for reasons that I will not bore you with it has not gotten its proper top coat of paving until now.  Most of the road will be paved with chipseal – a normal paving material for rural roads.  A few of the steeper sections will be done in concrete.

3. We have begun infrastructure work for the next portions of beach town.  Earthwork underway now, to be followed by water, wastewater, electric, telecom, hardscape, and landscaping.  Yes!

Triathlon – Big Weekend at Las Catalinas

This is a very big weekend at Las Catalinas.  Our first ever triathlon is tomorrow.  The event is sold out, in fact a little bit oversold with 160 people entered.  Preparations on site have been underway the last few days.  We are thrilled!  I am so wishing I were there.  Here are some pictures of the preparations:

Wow, there is a lot going on at Las Catalinas.  First I want to share a couple of announcements that will be important for those of you who are potentially interested in real estate at Las Catalinas, and then I will provide a general update on things.

First the announcements:

  • The Flats – We are about to build the first condominiums to be available at Las Catalinas.  They will be in a beautiful 12-unit building designed by Ricardo Arosemena with the working title “The Flats”, a rendering of which you see pictured above .  The building is located directly behind my house on what will be a beautiful plaza.  Pricing is between $200,000 and $450,000, plus a penthouse at $699,000.  Our sales team now has a sneak preview package available, and is planning on a Valentine’s Day release of the final package.  There is a lot of interest in The Flats already, and it appears they may sell very quickly.  If you are interested I would recommend contacting our sales team now at 506-2654-4600 (Costa Rica), 866-357-3872 (USA), or info@lascatalinascr.com.  The Valentine’s release will only go out to their list of interested parties, so if you are interested please get on the list!
  • Paseo Punta Penca Price Increase – We have now sold 11 of the 18 lots on Paseo Punta Penca, and we are approaching completion of the road and infrastructure to serve the lots there.  In recognition of this, we will have a price increase of 5% effective April 1 for the lots that remain unsold at that time, if any.  These are some of the finest lots we will ever have, with a great combination of proximity to the center of town yet some extra privacy and killer views. Las Catalinas Triathlon, February 17

We will have a major off-road triathlon at Las Catalinas on February 17, with a kids event preceding it the day before.  The Las Catalinas Triathlon will occur almost entirely within the boundaries of Las Catalinas, utilizing the great swimming conditions at Playa Danta and our world-class trail system.  The swim is 1,200 meters, the mountain bike is 30 kilometers (standard) or 15 kilometers (sprint), and the trail run is 7.5 kilometers.  There are divisions for relay teams, as well as age group divisions.

The race is being organized by the same organization that puts on the famous Guanaride each May.  The primary website for the event is here, and the Facebook page is here.

Sala IV Dismisses Case Against Las Catalinas

On Friday October 26th the Sala IV court dismissed the case against Las Catalinas.  Construction at Las Catalinas had been halted since August 3rd while the court investigated accusations made against Las Catalinas and various government agencies (previous blog post on this here).

We have not yet received the details of the court ruling, but we do know from the court website that the charges against us have been dismissed and found to be without merit. [Read more...]

Dear Friend of Las Catalinas,

The summer of 2012 marked a breakout, coming of age moment in Las Catalinas’ history.  It has now been just over a year since the first parts of Las Catalinas were completed.  It seems that awareness and enthusiasm for Las Catalinas has passed a threshold, and it is good!  Well, mainly good anyway…

  • Occupancy was strong in the rental houses all summer.  Town was lively, fun, and beautiful – just the way it is supposed to be.
  • We had a dramatic acceleration in sales activity, selling nine lots and three houses between May and August.  Our buyers come from a wide range of locales, including Costa Rica, various places within the U.S., and Europe.
  • We began construction of our next phase, Paseo Punta Penca, a beautiful street that runs along a hillside just outside of Beach Town.  Nine of the eighteen lots on Paseo Punta Penca are now sold.
  • The weather was spectacular all summer long, and still is.  The typical summer pattern of sunny mornings and possible afternoon rains held, but drier and sunnier than usual.  We do need some more rain before the dry season arrives in November, but it was a beautiful summer!
  • It seems to be a rite of passage for all significant developments in Guanacaste to be attacked by so-called “environmental” groups.  On August third we received such an attack via a complaint in Costa Rica’s constitutional court.  Oh, the irony for a town whose reason for being is to create a more sustainable yet more satisfying and enjoyable way of life.  The court ordered a stoppage of construction while they investigate the claims, which are against us and a whole list of government agencies and allege that our permits are somehow not legitimate.  The claims are completely untrue.  At this point we have received a partial release from the injunction, and  expect to have a ruling in our favor shortly.
  • On September 5th there was a really BIG earthquake, magnitude 7.6, centered just 50 miles or so south of Las Catalinas.  Unless I’m mistaken there has never been a larger quake in Costa Rica in recorded history.  I’m happy to say that there was no structural damage at Las Catalinas, and damage in the whole country was amazingly minimal.  Costa Rica should be very proud of how well the country’s buildings and infrastructure held up.  A series of posts on our blog provide more details.

Partial Relief from Construction Stoppage

I’m happy to report that the Sala IV court has granted us partial relief from the construction stoppage injunction that we received on August third.  We can now proceed to complete some construction on the new Paseo Punta Penca that will protect that area from soil erosion.  We are very happy about this as we have been concerned that leaving the road in the incomplete state where it was on August third made it vulnerable to possible erosion.

We remain hopeful for a prompt and complete resolution of the complaints against us at Sala IV.

 

Court Orders Temporary Construction Halt at Las Catalinas

On August third we woke up and found out via the Costa Rican press that the Sala IV, the constitutional court in Costa Rica, had issued an order to temporarily stop construction work at Las Catalinas while accusations against us and various governmental agencies regarding improper permits are investigated. These complaints were jointly filed by two individuals but appear to be supported by two so-called environmental groups in Costa Rica.

Needless to say, this was very disappointing. We have been advised since the beginning of Las Catalinas that eventually we would be subject to an attack of this kind, because basically every development of any magnitude here in Guanacaste has been. I had always hoped that because of the extraordinary social and environmental merits of Las Catalinas that perhaps we would not be the subject of an attack. Alas, that does not seem to matter. Those who are attacking us have never approached us or talked to us in any way. As to what their true motivations are, we can only guess.

These complaints that Las Catalinas has been built without adequate permits are not true. Our approach to business and development is completely honest and open. We have now provided a complete account of the relevant facts to the court. We are hopeful that Sala IV will lift the injunctions against our construction very soon, and are highly confident that the court will rule in our favor after it has had a chance to review the facts.

At Las Catalinas we are building a compact, walkable, and in many areas completely car-free town. Development will occur on less than 20% of the land. The remainder is being managed essentially as a natural preserve where we are actively assisting the recovery of a full tropical dry forest ecosystem. Las Catalinas is not a gated community or a walled-off resort. It is a beautiful town where each day many Costa Ricans and international visitors enjoy the beautiful town, beach, surrounding land, and each other’s company.

The primary reason Las Catalinas exists is to promote a way of living that is not only sustainable but also richly fulfilling, healthy, and enjoyable. Las Catalinas believes that the world desperately needs a more sustainable vision of what “the good life” can be, and we hope that the example that is being created at Las Catalinas will be very influential within Costa Rica and world-wide.

I do hope to be able to report to you very shortly that we are able to resume construction. To the many people who have voiced their support and offered their assistance since this news came out – thank you. Your support and good wishes mean a lot to us. We love Costa Rica and will continue to strive to be a positive influence in the country.

Paddle Battle 2012

This is a big weekend at Las Catalinas, with Pura Vida Ride putting on their second annual stand up paddle challenge on Saturday, June 23.  This year is is the Paddle Battle 2012, in support of the beloved nearby La Paz Community School.  It is shaping up to be a really great event and a very enjoyable day at Las Catalinas.  Enjoy!
